Property tax — low base, sneaky kicker

The beach-nourishment special districts
Section titled “The beach-nourishment special districts”The Municipal Service Districts (MSDs) on oceanfront exist to fund beach nourishment — trucking in sand to rebuild the beach that storms erode. This isn’t optional landscaping; it’s what keeps the beach (and your building setback line, and your home) from washing away.
- Duck runs MSD-A (all properties in the project area) + MSD-B (oceanfront only) — together ~+0.27% on oceanfront.
- The projects run in cycles (Duck’s last completed spring 2023; next ~2027), and rates can rise with the debt service that funds them.
- Effectively a recurring, mandatory special tax to protect coastal property. Budget for it to persist and grow. HIGH
We model on price; NC taxes assessed value
Section titled “We model on price; NC taxes assessed value”Our transaction models apply the tax rate to list price, but NC levies on assessed value, which is often below list. This makes the model’s tax line slightly conservative (a small margin of safety). The 2025 revaluation reset assessments up sharply (Duck’s base +73%), so nominal rates fell — but bills tracked new values.
The guest-paid taxes (pass-through, but know them)

- NC sales tax on accommodations: 6.75%
- County occupancy tax: 6% (both Dare and Currituck)
- ≈ 12.75% total, collected from the guest and remitted (your PM handles it). It doesn’t hit your P&L, but it raises the sticker price the guest pays — a ceiling on how far you can push nightly rates.
