The 4x4 north-beach sub-market
Section titled “The 4x4 north-beach sub-market”North of the paved road, Carova is 4WD-access only — no paved roads, wild horses, bordering False Cape State Park. It trades at a discount to paved oceanfront while still earning strongly (e.g., a 7BR with >$200k/yr history at ~$1.95M). Many sit in X flood zones, which meaningfully lowers insurance. The trade-off: 4WD access narrows both the buyer and renter pool. It repeatedly shows up as the best pure-yield play. MED
